Step 1: Arrange a valuation

If you are considering letting out your property, your first step is to arrange a rental valuation. Our lettings manager Justine has over 20 years of experience in the lettings industry and will provide you with a realistic valuation of your investment. In addition, our up to date valuation, provides you with all the legalities and knowledge required to become a landlord. Presentation is key in securing an effective tenancy, Ferris & Co will be able to advise you on any improvements that may be required.

Choosing your acquired management package can sometimes be overwhelming, our team will be there to support and advise you, leading into a successful start of a tenancy.

Step 2: Organise a Take on/Listing

If you are happy with our valuation and have chosen Ferris & Co to manage your property, the next stage would be to organise an appointment to list your property.

When listing the property, the following will be included:

  • Professional photography of your property
  • Full written description of your property, including its features and surrounding area
  • State of the art floor plan
  • We can also organise an EPC to be drawn on your behalf

Step 3: Marketing your property

Here at Ferris & Co we know how important it is to make your property stand out from the crowd, and over the years we have developed a tailored approach to marketing our properties. Including high quality photography, glossy brochures and LED window displays. You may even find our properties in in-house lifestyle property magazines.

We do not stop there, we are extremely experienced in utilising platforms such as Rightmove, Zoopla and On the Market to best promote your property locally, nationally, and internationally online. Furthermore, we are skilled in marketing your property socially on platforms including Facebook, Twitter and Instagram for a targeted focus to create meaningful interactions.

Step 4: Conducting Viewings

All viewings will be accompanied by a member of our lettings team, providing prospective tenants with all the information required on your property and the local area. Also, the accompanying agent will utilise their expertise - throughout the viewing - to gain the information from the viewer, which will help ascertain whether the individuals will be suitable tenants for your dwelling. Here at Ferris & Co we believe that your property deserves a bespoke treatment to create the best opportunity for a successful let.

Step 5: Management of your property.

Once we have secured the new prospective tenant(s), we will proceed with the next stage of setting up the tenancy. This process will involve conducting the relevant checks and producing the required paperwork including:

1: In-depth credit reference checks will be conducted on all individuals entering into the tenancy agreement over the age of 18 years. The process will only proceed further if a positive outcome is achieved at this stage.

2: Drawing up the assured shorthold tenancy agreement, moving in paperwork and a comprehensive inventory. In addition, the mandatory gas and electrical certificates will be arranged prior to the tenants moving in.

3: Notify all utilities companies providing them with up to date meter readings upon moving in and vacation.

4: We also provide a “Check in” process, where we meet the tenants at the property and walk them through the inventory, obtaining signatures from all individuals making it a legally binding document.

5: The rental payment will be received on the day the tenants move in and paid over straight into your Bank account. The deposit of 5 weeks will be held with the DPS (Deposit Protection Service) our chosen Government based scheme.

Depending on the chosen service the following will then be undertaken:

Option 1: Full Management:

14% plus VAT of the gross Monthly rental income
£250 + VAT initial Letting fee (charged on any new Let agreed)

This elite service provides the entire content required in becoming a Landlord

1: We visit the property every 6 months carrying out a detailed inspection report, containing pictures and full description on how the property is being maintained by your tenants. This will be sent to you for your viewing.

2: Any Maintenance issues will be reported to ourselves and we will arrange contractors where necessary. Additional 10% handling charge will be added on all tradesman invoices.

3: Serving section 21A Notices as required.

4: Setting up Landlord’s Rent and legal insurance.

5: Annual Sales Valuation review of your investment.

6: Rental payment will be collected monthly, on the rent due date and sent direct to your bank account on the same day.

7: We will ensure Lease renewals, Gas safety certificates, Electrical checks and Energy performance certificates are kept up to date ensuring the legal requirements are constantly met.

Option 2: Rent and Collect:

10% of the gross monthly rental income
£250 + VAT initial letting fee (charged for each new let agreed)

This unique service is parallel to our ‘Full Management’ package, however, will exclude the following:

1: Six monthly inspections reports.

2: Having us arrange your estimates /repairs as required (instead you will have to organise these yourself).

Option 3: Let Only:

First months rent plus VAT

This service is mainly utilised by Landlord’s who have remained in the industry for several years.

This service will include sections 1-4 mentioned in the ‘Full-Management’ only, providing you with the perfect start to a successful tenancy.

However, if you require any additional services as a one off which is not included in this package, we are more than happy to discuss this with you and assist where possible.
